Troutman ESC Park and the Richardson Greenway add local recreation, and Statesville’s Carolina BalloonFest is a short drive each fall.

Who It Fits

Sutton Village fits buyers who want a large new house, easy I-77 access, and proximity to the lake without paying lakefront prices. The four- and five-bedroom plans suit growing households, and the price band sits below comparable new construction closer to Mooresville.

The trade-off is that Troutman is genuinely small. Grocery runs and most errands mean driving to Statesville or Mooresville. For some buyers that is the point; for others it wears thin. Drive it before you decide.
