Meadows at Lilah Grove is a Mungo Homes community with a Summerfield, North Carolina address. The builder’s map location sits just over the line in Rockingham County, which is what sets the schools. Pricing is advertised from the low $400,000s.

As of October 2026 Mungo has published six floorplans here and shows one home under construction. The builder describes just 62 homesites, each on approximately one acre, with homes of 2,200 to 3,300 square feet and three-car garage options.

  • Gwinnett II — 1,889–2,515 sq ft, 3–6 bedrooms
  • McDowell — 2,218–2,237 sq ft, 4–5 bedrooms
  • Pickens — 2,431–2,443 sq ft, 4 bedrooms
  • Russell — 2,519–2,578 sq ft, 3–5 bedrooms
  • Telfair — 2,771–2,833 sq ft, 4–6 bedrooms
  • Warren — 3,352–3,391 sq ft, 5–6 bedrooms

Mungo has not published per-plan prices.

How It Differs from Lilah Grove

This is the companion community to Lilah Grove, and the difference is price positioning: Lilah Grove runs from the mid $500,000s on 0.7-to-2.5-acre homesites, while Meadows starts in the low $400,000s.

Mungo describes the Meadows homesites as approximately one acre each, so the roughly $100,000 gap is not simply a smaller-lot discount. Ask the sales office what drives it before you compare the two.

Why Summerfield

Summerfield is among the more desirable addresses in Guilford County: north of Greensboro, low density, rural in character, and zoned into a well-regarded school district. New construction here is limited, and new construction starting in the $400,000s is more limited still — most of what gets built in Summerfield is priced well above that.

That combination is the reason to pay attention to this one early.

Buying Before a Community Opens

First-phase pricing is usually the lowest a community will offer. Builders raise prices as phases release and as the community proves itself, so early buyers often do better than those who arrive once the model home is open.

The risk is committing before per-plan pricing, dues and timelines are published — which are still unknown here. Get specifics in writing when they exist, and treat a sales office’s verbal description as marketing until it appears on paper.

Schools Serving Meadows at Lilah Grove

Mungo lists Bethany Elementary School, Rockingham County Middle School and Rockingham County High School for this community (checked October 2026). These are Rockingham County Schools; the neighbouring Lilah Grove is zoned for Northwest Guilford High School, but do not assume the same applies here. Attendance boundaries are set by the school district and can change — confirm current assignments with Rockingham County Schools before relying on them.

Get Early Information

You can search homes across Summerfield to see what is available in the meantime.

One detail that costs buyers their representation more often than anything else in new construction: you generally must be registered with your own agent on your first visit to the sales office. Bringing an agent afterwards usually does not work, and representation costs you nothing — the builder pays it either way. Visit Contact Mantle Realty before you tour.
