Water access

You can see the lake; you cannot walk to it from your yard. Price depends heavily on how much of the view survives in summer.
Near the lake
A short drive to a ramp or marina with no water rights at all. The largest and most affordable group by a wide margin.

What the water right actually is
Waterfront, water access and water view are three products at three prices. Confirm in writing which one the listing is selling.
Well and septic
Much of the lake area is not on municipal utilities. Budget for the inspections and factor replacement risk into your offer.
Dock and shoreline rules
Shoreline work around High Rock runs through a permitting process. If a dock matters, verify what is permitted before you offer, not after.
