What under $400K buys around High Rock Lake
High Rock Lake is one of the last places in the Piedmont where a realistic budget still gets you near the water. Under $400,000, buyers regularly find established homes in lake-area neighborhoods, cottages a short drive from public access points, and the occasional water-view property that just needs updating. True private-waterfront homes usually run higher — but “near the lake” is a much bigger and friendlier market than “on the lake.”

Three things to check at this price point
- Water access vs. water view vs. waterfront. They are three different products at three different prices. Know which one you are actually paying for.
- Septic and well. Much of the lake area is not on city utilities — budget the inspections.
- Shoreline rules. Docks and shoreline work around High Rock run through the lake’s permitting process; if a dock matters to you, verify before you offer, not after.
